Improved Air Quality and Comfort

The Importance of Ventilation & Air Quality

At almost every house we evaluate, the biggest impactors to air quality and home comfort are ventilation issues. At the root of many home issues, from “stinky” homes that have mold growth, “sick” homes that don’t adequately cycle out air, and “uncomfortable” homes with cold and hot rooms, is ventilation and its impact on air quality. This is especially true of older homes built in or before the 80’s, but modern homes can suffer from it as well.

What are the major factors in air quality?

Air quality is a measure of the pollutants in your air, especially those that impact human health and comfort. This includes dust, pollen, and other allergens such as mold spores, as well as harmful gases from improper seals, failing machinery, or off-gassing materials. Air quality can be improved by better ventilation, regular maintenance of HVAC systems and ductwork, stronger filters, and reduced home humidity.

Sick house syndrome—also known as sick building syndrome (SBS)—is when people develop symptoms or chronic conditions due to the building they live or work in. Stinky house syndrome is when odors in the house persist, even after deep cleaning or item removal. Both are linked to air quality—with sickness attributed to allergens, dust, and harmful gases, and stinkiness often caused by humidity and subsequent mold growth.

Many modern kitchens have microwaves above the stovetop, and most do either an inadequate or no job of removing moisture and odors from stovetop or oven cooking. Vent hood installation with exterior exhaust is required to remove odors and moisture.

Without proper ventilation, moisture released from showers and baths can cause water damage and humidity, including mold growth. Proper bathroom ventilation requires installing an external exhaust system, including a fan, ductwork, and exterior vents, which is best left to professionals.

A German tradition brought to the US by recent social media, “house burping” is the practice of opening your home’s windows daily (once or twice) regardless of the outside temperature. This action is said to eliminate stale air, including air pollution that regularly builds up in a home. As for its efficacy, it is rooted in real air-quality science: the air inside a home should be regularly exchanged with fresh outdoor air. It’s up to you to decide whether you want to use this manual option or invest in a ventilation system that does it automatically.

Many ducts were installed before building codes required duct sealing, so the HVAC and exhaust ducts in your home may lack insulation and have air leaks, resulting in lower performance and higher energy bills. Companies like Greenmark can perform duct blaster tests: forcing air through your ducts to measure airtightness and find where air might be leaking. This, combined with duct sealing, repairs, or replacement, can dramatically improve performance.

Your home’s ventilation system includes many components—HVAC, ductwork, exhaust fans, vent hoods, air returns, and more—that all need to work well to provide you with health, comfort, and lower utility bills. Filters should be replaced regularly according to the manufacturer’s instructions, and the ducts should be cleaned every 3 to 5 years. Maintenance on HVAC systems is recommended once or twice a year. Air quality monitoring systems, like Air Advice, can help detect problems before they become major issues.
