The Greenmark Process for Home Evaluations

Our whole home evaluation and energy audit is designed to inspect and test every part of your home that might be impacting your health, comfort, and energy efficiency. The list below is for the complete home evaluation. The Full Energy Audit contains all steps but the air quality testing, and Air Quality & Health includes air quality testing and the final report. Exterior Home Inspection

Our team will inspect the exterior of your home thoroughly for potential issues. This includes doors and windows (especially their frames) for air and heat loss, issues with siding, and cracks in the foundation walls that can let in moisture and let out heat.

Insulation issues are a prime source of heat loss. We inspect the walls, floors, and roofs, including a full attic inspection. We’ll review current insulation installations, any issues, and suggest the right solutions to fit these spaces and your budget.

Heating and cooling systems, including HVAC units and furnaces, are often some of the biggest energy users in your home. We inspect them for efficiency and check them for issues related to their lifespan or lack of maintenance.

Ducts are the workhorse of your heating and cooling systems, but are often neglected. We check ducts for efficiency, looking for clogs and air leaks. One of our common recommendations is to have your ducts cleaned as part of regular home maintenance.

We test for air leaks in your homes, including the use of door blasting. A blower door unit will gently depressurize your home, allowing us to track air leaks that let heat and cooling escape. These are often found around doors, windows, and outlets.

We use thermal imaging cameras to pinpoint areas of energy loss around your home. These tools allow us to quickly inspect rooms and spaces for hot and cold spots, helping us identify areas for potential insulation, renovations, or maintenance.

Using Air Advice air quality testers, we test your home’s air for pollutants that can impact health. As part of our whole home inspection, we also look for mold growth and its conditions (such as moisture buildup), as well as dust and other impactors.

After we’ve completed all inspections and testing, we’ll compile and review the comprehensive results with you. This report also serves as a blueprint for home performance projects, providing the data that will lead to real improvements in health and comfort.

What will a home evaluation and energy audit tell me about my home?

This type of home performance assessment will identify issues with your home, including energy efficiency, air quality, exterior, insulation, and foundation conditions. It can tell you about problems caused by neglect and lack of maintenance, but it can also reveal issues that have never been addressed due to the age of your home. In older homes, in particular, these inspections can uncover significant issues that may be affecting the health, efficiency, and comfort in your home.

A home evaluation is an extension of an energy audit. Energy audits are generally focused on uncovering areas where energy is wasted, especially in heating and cooling. A home evaluation takes that one step further, focusing on the health and comfort of your home by looking more closely at airflow and air quality issues, including potential mold growth, allergens, and dust.

Your home doesn’t need to have any obvious issues for you to benefit from scheduling a home evaluation and energy audit. If you have persistent comfort or air quality issues (which can have health effects like headaches and coughs), are thinking about replacing insulation or any heating and cooling systems, or your energy bills seem to keep increasing, you’ll probably benefit from having this audit.

If you’re already scheduled for an evaluation, congratulations! If possible, you should prepare for your audit by doing the following:

  • Close and latch windows and doors, leaving blinds and drapes open.
  • Clear attic, basement, and crawlspace entries for access during inspection.
  • Ensure clear access to the furnace, water heater, and HVAC systems.
  • Collect energy, gas, and healing oil bills for the last 12 months.

After we’ve completed our full evaluation and audit, we’ll provide a full report on our findings. This will include any issues we find, along with the data behind them and our suggested next steps. Suggestions will include steps you can take as a homeowner, but also larger ventilation and home renovation projects.
